For military retirees planning to stay in Waco, Texas here are the things you need to know before finally deciding to live here after your military service is up and you prepare for retirement.

Population: There are over 230,000 people living in Waco as of 2009. The recorded number of households is 42,279 with an average household size of 2.49 and average family size of 3.19. If you want a more peaceful place without noisy neighbors, you are in a good spot.

Cost of Living: Waco’s cost of living index is 88.2 with the US average as the base index. Here, it is important to compare your current city’s cost of living index to the current one. Look closely at the annual income and other variables used in calculating the indices. For convenience, you may check online calculators that will help you do the comparison. Consumer Price Index (CPI) may also serve as a reliable measure tool for future expenses. This index can measure the increase in costs of basic purchases.

For reference, check the website of the Bureau of Labor Statistics. Waco’s current CPI is 74.6, with the national average as the base. Average consumer expenditures is $33,160 as compared to the national average of $41,000. Non-retail products have higher consumer expenditures than the retail ones. Utilities have an average cost of $2,604 annually. Entertainment and transportation have a lower expenditure, but education has the least. If you plan on moving next year, check the new CPI and get the percentage of difference, using the current index as base. Multiply the change by the average annual expenditure and you will be returned with the new annual consumer expenditure. Check the Bureau of Labor Statistics for more information on the CPI.

Taxes: Texas doesn’t have state personal income tax and Retirement Income is not taxed. Sales taxes for the entire state, however, are 6.25% for food and medicine. Gasoline and Diesel Fuel Taxes amount to 20 cents per gallon. Cigarette Tax per pack of 20 is $1.41. Insurance Premium Tax for independently procured constitutes of 4.85% of the taxable premiums. Those purchased from licensed insurers vary depending on the type of insurance: Life, Accident and Health: 1.75%, Property and Casualty: 1.6%, Title insurers: 1.35%. Tax assessment for Waco for all taxing entities is 2.84 per $100 valuation.

Housing: the Median Home Price is $84,100, considered already affordable if you plan to buy a house. You can also rent an apartment or a house at a very cheap price; you can find agents online that have low-priced deals for quality homes.

Safety: Noted calamities in the area include tornadoes. They aren’t frequent in Waco but they tend to be strong. Waco has safety precautions for this. Remember to watch the local news every now and then for warnings.

Stores and Sight-seeing’s: One of the notable shops in Waco is the Richland Mall for your basic needs. There’s even a zoo where you and your family can visit often. If you finally decided to live in Waco, go around the museums, such as the Dr. Pepper Museum or the Water Park and the Cotton Creek Golf Course. If you love some college football, you can check out the TCU Horned Frogs during the fall and enjoy some intense Division 1 games. Soon after, you’ll be boasting to your friends about the whole place.

This is just a small sample of what Waco offers to the future military retiree. You can do plenty of more research before you make your final decision.

How should you define a military retiree? Two words: refresh and life.

Though the years you stayed in the military gave you wisdom and strength, why not use those skills to this new life we call “retirement”? This kind of quality, facing the new life, should then be used to find a new place to retire. But before you decide, how about an idea?

What do you think of Syracuse, New York?

Syracuse houses a population of 138,560. The income per capita amounted to $18,353 with an average household income of $30,250. The city is the largest of the Syracuses in the entire country and the fifth most populated city in New York.

For the housing, the median value of owner-occupied homes is $125,615. And when compared to the New York State of $331,864, it is lesser by more than 50%. The median asking price for a home is $98,975 so if the homeowner decides to sell a house with the same price, there is a probability that you saved a lot. The median rent asked is $754, which is lower than the State and national averages. Currently, there are fewer owner-occupied residential homes than rental residences.

For the cost of living, Syracuse managed not to go beyond the overall average. The highest expenditures were incurred to cover energy costs and dentistry costs. Milk is among the cheapest goods other than coffee.

Vacancy level today is 14% which dictates that there are still so many houses unsold and apartments not leased. Fifty-seven percent of the vacancy level consists of the rental residences, with “for sale” houses and apartments at 15%.

Syracuse can be a busy place. The percentage of workers taking public transportation is very much higher than the national average. n Syracuse, 10.1% of workers walk to work. And lastly, 13.7% of workers use a carpool to go to work, a little higher than the national average.

The Carousel Center mall dominate the Syracuse shopping and entertainment industries. The mall has Best Buy, Macy’s, Sports Authority, Old Navy, Regal Cinemas movie complex and over 150 other stores. Other business districts for your future needs are located in Armory Square, known for its restaurants and bars, and the Hanover Square. These squares are located Downtown. But if you’d rather live in Little Italy, walk around and you’ll find bakeries, pizzerias, restaurants, services and shops. The University hill is the area for students and has 25,000 employees. There is also a wide selection of restaurants, shops and catering. Go east of University Hill to find Westcott. You’ll find good apartments and single-family houses in this place. Get around a bit and find the Westcott Theater, a bookstore, restaurants, bars and other businesses.

If you want to know more about Syracuse, why not spend a couple of days or a week in the city? Consider it a test drive to check if the city is in your liking. Visit museums and make new friends. Be acquainted and start getting used to living there because soon you may find yourself spending your military retirement pension and enjoying the life as a New Yorker.

This is it. You are facing one of life’s challenges and you are about to retire from the military. You are going to make new decisions and you’re back in the beginning where you are going to choose paths. How about this? Find a retirement place in San Angelo, Texas – the home of Goodfellow Air Force Base?

Well, why not? San Angelo is full of attractions; many may be new to you. Trying new things is a part of this new life. For instance, being a home for cowboys, San Angelo has annual celebrations all about horses in the months of January to March. Just give San Angelo a chance, you might rest your case and conclude that you have certainly found the ideal retirement place.

San Angelo is a family-oriented city. Its list of attractions and schools shows how San Angelo residents value their relationships, their social life and even their religion, as obviously seen in existing Catholic schools and churches. To get you started with, I will be outlining some interesting figures.

The estimated population as of 2009 of San Angelo is 92,147. Ratio of males to females is 0.92:1, but males of ages 18-39 are more than girls of the same age range. There are also more couples who are married without children than married couples with children. Household income annually is $42,546. Median household income amounts to $42,546 and the unemployment rate as of 2010 is 6.8% which is slightly higher than ten years back at 6.6%. Your federal pension is not taxed in Texas.

Using the base 100 for the national index, San Angelo has a cost of living index of 92, slightly higher than that of the entire state of Texas which is 91. This means that compared to the national’s, consumer expenses in San Angelo is more affordable. However, the utilities index of San Angelo is 6% higher than the natural, so better watch out for this. This means that the city is spending more on utilities than the overall national average.

San Angelo though has a disappointing crime index of 3680 per 100K, which when compared to the State of Texas crime index of 3,424 per 100K, is 46% higher. Worse, it is 51% greater than the national crime index. Crimes committed are more on property crimes, such as theft. This is one of the downfalls when living in San Angelo, so be sure to put this into consideration.

As to housing, you may prefer to rent or buy your own house. In San Angelo, there are more people who bought their own houses than people who merely rented out houses or apartments. Median asking prices for houses is $117,425 and median rent asked is $699 per month.

For leisure, you’ll certainly enjoy watching in the Angelo Civic Theatre or the Chicken Far Art Center. You’ll be showcased the San Angelo style of arts.

Nightlife in San Angelo features diners, sports bars, saloons and clubs. If you want to have a night of fun, you can get a drive to one of the bars. Meet new people and have a few drinks with new friends.

To some, being a military retiree sounds a little sad. Part of your life has ended and again you have reached a point where you need to decide again what you want to do with your life. It’s almost the same when you graduated from high school when you asked yourself if the Army, Navy, Marines, Air Force is a good place to start a career. Now, you’ll be asking yourself: “What’s good about Pittsburgh that can convince me to live my retirement there?”

Pittsburgh is popularly known as the “City of Bridges” and the “Steel City” for the bridges and the steel manufacturing base. Currently, the city has shifted the economy to the areas of healthcare, technology, education, financial services and technology. Though already modernized, be happy that a lot of the city’s historical background and spots are preserved and still stand to this day.

Pittsburgh is home to approximately 311,647 people with an Income per capita of $24,084.

For the housing, the median asking price for home is $79,560, which is more than half of the national average. The property taxes paid have a median score of $1,192. If you plan to rent, on the other hand, the median rent is $773 per month, slightly lower than the national average. There are more residents who own a house than residents who rent. The vacancy level is at 11%, on which 34% is attributed to residences for rent. Also if you plan to rather rent, be aware that most lease contracts state that rentals are exclusive of utilities. This means that other than the regular payment of rents, you’ll also have to pay for your own utilities. Try contacting a real estate agent so you can be charged with bills and rentals that you can afford.

There are 912 police officers in the city, thus, favorably affecting the city’s crime index. Now, Pittsburgh, PA has a crime index of only 3.9 with a positive ratio of 2.9 officers to 1000 residents. The State of Pennsylvania has a ratio of 1.7 officers to 1000 residents while the national average has 2.8 officers to 1000 residents ratio.

Unemployment rate of Pittsburgh as of 2000 of 10.1%, which isn’t a good number, considering that the national unemployment rate is under 10.0%. However, the city staggered and managed to reduce the unemployment range to 8.5% in 2010. The national average unemployment rate in 2010 is 9.5% while the State of Pennsylvania has 9.2%.

The neighborhoods in Pittsburgh consist of the suburbs and urban area. The South Side is one of the most renowned neighborhoods. The home values in the South Side houses are consistently increasing annually by 10%. You’ll find the area very interesting because some notable spots, such as East Carson Street, hold several enjoyable events, including live music.

Pittsburgh is recognized as a very livable city. With a low cost of living, crimes and opportunities to be introduced to new cultural ways. Earthquakes, tornados and hurricanes don’t often pass through the city, making it low risked as to natural disasters. In fact, Forbes put Pittsburgh to the second seat of the nation’s lowest natural risk.

If you love sports, you will love being able to watch professional football – the Steelers, professional baseball – the Pirates, professional basketball – the 76ers, and professional hockey – the Penguins – professional sports all year round.

There is much to love about military retirement in Pittsburgh. Plan a mini vacation and see if you fall in love.

Oklahoma City is among the chosen cities for a perfect military retirement place. Before you finally decide to relocate there, consider the main factors that can affect your retirement life.

If you decide to live in OKC, as the locals call their city, you will share a city that has over a million people and is home to Tinker Air Force Base and a centrally located VA hospital. Considering that it is a city, Oklahoma City has rich sorts of amenities and notable places to see. The unemployment rate is only 6.7%, so small for a city with a million folks. That’s the good news.

The not so good news is that your Federal Pension, however, is taxed. The state sales tax is 4.5% while city sales tax rate is 3.875%. Median household income is $40,752 and an average household value of $112,500. If you plan to buy a house in the city, take note of the Median home price which is $87,672. This is quite affordable compared to many other parts of the country where you may be considering retirement.

Oklahoma City has over a hundred parks, five golf courses, three lakes, two tennis centers, a river and even a dog park. With these lot of recreational areas, you and your family will surely won’t have to be troubled deciding where you can spend family day together.

Gas and electric services are offered by private corporations the Oklahoma Corporation Commission regulates, and not by the City. As to water utilities, you may be charged with “drainage fee” in your monthly water bill that will cover costs for the Storm Water Drainage Division to work on ways to meet the new federal standards of drainage.

If you’re not sure about living in Oklahoma City yet, spend a couple of days in the city and go sight-seeing. Buy a map and mark the landmarks and tourist attractions on it. Visit the parks and the zoo. Observe how people in Oklahoma City live their lives, that way you will have an idea of their lifestyle and see what you can do to blend in. Here are some city features you should be aware of:

Oklahoma City has launched its newest attraction: the Oklahoma River Cruises. This allows you to tour the Oklahoma River in a cruise. Choose from three cruise packages (Public, Private and Themed) and enjoy the tour.

Oklahoma City is a home for sports enthusiasts. If you want to watch the sports you have missed due to your military days, here is the right place and the right moment for that. The city has a lake where you can put your fishing and boating skills at play. You can do both at the available three reservoirs. You may also want to water ski or jet ski at Lake Draper, Oklahoma City’s largest lake. If you want more action, the tennis courts and golf courses can bring you entertainment and makes you physically active.

Oklahoma City is enriched with cowboy culture. So if you are into Mid-western style, this city can actually be the answer for your military retirement. Experience cowboy culture at Oklahoma City Stockyards, the world’s largest Stocker and Feeder cattle market. Try eating a succulent steak in Cattlemen’s Steakhouse, shopping at Langstons and Mercantile and be entertained in the Centennial Rodeo Opry.

Being in a new place would require being accustomed to the place. Oklahoma City is a large city and it will bring you adventures that will make you think your retirement created a new life. A retired military life in Oklahoma City.

This is just a small sample of what Oklahoma City offers to the future military retiree. You can do plenty of more research before you make your final decision.

For some, the word “retirement” sounds negative. First, it means you are getting older. Second, your future is blank.

However, that is not the case. Leaving the military just ended a chapter of your life. This means that you just need to turn to the next page and read the next chapter. It is never blank. That is military retirement.

What do you do next? You could relocate yourself to another city. And one of the best picks to spend your retirement is anywhere in the Greater New Orleans Region or the New Orleans-Metairie-Kenner area. This metropolitan area has its center city in the New Orleans, and is the home of people who love to express themselves in this culturally rich area.

The combined statistical area has a recorded population of 1.18 million as of July 1, 2008. The metropolitan statistical area has a population of 1.17 million. This area is a home to many people meaning it’s a livable city, so this shouldn’t stop you from planning to live there. You could also check out the New Orleans Naval Air Station.

If you plan to stay in New Orleans, note that the expenses can get high in some areas. As of now, the cost of living index is 105 which is higher than the national average of 100 and the Louisiana State index of 97. Milk has the highest price but telecommunications expense, such as phones have the lowest price. Housing has higher prices, too, maybe a reason why there are more people who choose to rent a place rather than buy a house with a median asking price of $151,830. The median rent asked is $844, a little higher than the average. The crime rate is low since there are 1,725 police officers in the area. Police officers per 1000 resident accounts to 6.1, quite higher than the national ratio of 2.8 police officers per 1000 residents.

But you may also choose Metaire with a population of 145,852. The cost of living is 105, also higher than the average State and national indices. Milk is seen to have a very high price, far from the average prices. The Housing Index is the only index to go below the base index of 100. This means that the housing is affordable in Metaire. Currently, there are more homeowners than lessees. The median value owner occupied home is $288,120 and a median asking price for home of $296,940. Property taxes paid has a median of $2,082. Vacancy level of Metaire as of now is only 6%, with which 50% are for rentals.

Finally, Kenner. Kenner consists of the smallest population of the three with only 67,846 residents. The cost of living is the same with the first two cities, still more expensive than the average index of 100. Again, milk costs are very high. But with milk, potatoes and wine have prices that went over the national average prices. As to the housing, Kenner has a median value of homes owned and occupied at $228,480. Median rent asked is $1,205 and median asking price for home is $196,350. Vacancy status is only 7%, whose majority consists of the rental residences.

So if you are just looking at affordable housing costs as the main criteria then you may just scratch the New Orleans area off your list. However, if you looking for much more out of life including rich culture, a vibrant night life, tons of local live music, and some of the best cuisine the country has to offer then the New Orleans-Metairie-Kenner area has much to offer the new military retiree. And we didn’t even mention the Saints or Hornets – two high class professional sports teams.

You’ve done your job serving in the military and the government wants you to rest and leave your job to the younger ones. Retirement, that is, which is still a good thing. You get to do things you have always wanted to do but never had the time for. You can live in a place you have longed to be in. And speaking of place, if you haven’t decided where to move yet, why not Madison, Wisconsin?

Madison has a population of 235,626 and has an average Household Income per year of $52,007. The cost of living index is 97 using the National base index of 100. This means that Madison has more affordable costs as compared to the national average. Goods and Services costs are higher than the average national costs. Housing costs are lesser than the national average with an index of 91. Again using national average as a basis, the expenses for energy consumption, doctor fees and fried chicken are higher than the average amounts. Surprisingly, eggs have the lowest price alongside with wine.

If you plan on buying your own house, you better know these facts. The median asking price for home is $234,795. Property taxes paid has a median of $3,319. Median rent asked is $1,005 per month. As of 2010, there are more Madison residents who own houses than residents who’d rather pay rent. The vacancy status for rental housing is 63% while there only 14% who are willing to sell their houses. Most rental payments are not inclusive of utilities, so better check with some agents first. Also, read the fine print of your lease contract before signing it.

There is one airport in Madison and two Amtak train stations. In Wisconsin, overall there are 446 airports and 760 trains. Even so, you don’t always need public transportation to take you to other parts of the city. More workers prefer to walk to work than commute. For that, pollution is not one of Madison’s major problems.

There are a substantial number of police officers, numbering 534. The city was rated as the third in “Safest of Nation’s 100 Largest City” in 1996. The ratio for every 1000 residents to police officers is 2.3. Five hospitals and 70 churches are currently located in Madison.

Notable places to visit are the Henry Vilas Zoo. You can actually go here everyday because admission is free. It is accredited by Association of Zoos and aquariums and receives about 500,000 visitors a year. Or you can visit the Olbrich Botanical Gardens, where you can spend an afternoon of peace. Aside from the gardens, it consists of a Thai pavilion and the Bolz Conservatory, a greenhouse housing more than 750 plants of 550 species. To make it interesting, you’ll find a koi pond and lots of birds in the conservatory. Again, admission to the botanical gardens is free but you will be charged when you enter the conservatory.

Madison was once recognized as one of the best cities for military retirees to live in. And today, it still is according to a recent USAA report in collaboration with military.com. You could also visit Fort McCoy to find some veteran affairs benefits. Or if you’ve ever thought about going back to school you could take some classes at the University of Wisconsin and see a few Badgers games.

Relocating after retiring from the military may bring you back to that day when you are trying to decide whether you will be submitting an application form to enter the army or not. Relocating involves the consideration of several factors such as the cost of living, climate, taxes, the attractions and affordable housing. How about retiring to the Harrisburg-Carlisle Metropolitan area in southeastern Pennsylvania?

Here are some of the reasons why.

Taxes: The state doesn’t tax pension earnings and Social Security.

Healthcare: There are several reputable hospitals in the area. Whenever you are in need of medications, you can approach the medical centers with high competence. The nearest VA hospital is a short 30 mile drive away if you require veterans benefits.

Affordable Housing Options: You may choose a one-story ranch house, a cottage, an apartment or any kind of home you and your family will want. The choices are plenty and it’s up to you to pick the right kind of house. Also, there are certain facts you should know about the housing. The median home value in Harrisburg is $102,420. There are about 20,561 households and a household size of 2.32.

Shopping: The number of shopping districts in Harrisburg allows you to have unlimited shopping sprees if that is what you desire. The shops are easy to find and carry most of the things you need. If you go to Strawberry Square, you’ll find shops and recreational attractions. There are also quality clothing articles, shoes, bags and all sorts of goods you have ever wanted. Center City sells clothing, antiques, imported goods, crafts and a lot more.

Recreation and Environment: You can visit all sorts of parks: river parks, island parks, urban parks, lake parks and hilltop parks. These parks are perfect for your afternoons and family get-togethers. You’ll also love the Sunken Gardens that has a classic designed structure. You can also view historical works in the “Unified Force” or “Egyptian Gate” sculptures. Other places worth seeing are Holocaust Memorial, Kunkel Plaza and Peace Garden. Do we even need to mention the Steelers for football, the Penguins for hockey, the Pirates for baseball and the 76ers for basketball for all you sports lovers?

Transportation: Harrisburg has an interstate highway network that can allow 100,000 vehicles a day to move around and hold passengers and freight cargos. It even has a unique airport system and a freight rail service. This means that people are carried to their destinations conveniently and businesses can have their inventories quickly and smoothly delivered to their shops.

Culture: The Harrisburg Carlisle area is rich with amazing culture. You will be introduced in arts the Harrisburg style. Mixed with modern features, you can watch theaters and performance arts centers. There are also exhibits that will tell you everything about Harrisburg. Notable cultural arts centers are Rose Lehrman Arts Center, State Museum of Pennsylvania Auditorium and Jewish Community Center.

Investing and Financing: Being a military retiree shouldn’t stop you from putting your money in banks and watch them grow with interest. The city has become the financial center for the Center Pennsylvania area due to its renowned banks. Banks in the Harrisburg City are the M&T, Waypoint Bank, PNC Bank, First Union and Mellon Bank-Commonwealth Region.

The Harrisburg Carlisle area is just one of the choices you can choose as your best military retirement place. Try comparing other cities with Harrisburg and see if there are better options.

Relocating somewhere after retirement from military services is a great chance to live the rest of your life according to your preferred lifestyle. Though you still have the military blood inside you, don’t let it limit your lifestyle. Do the things you have never tried before. Retiring doesn’t only mean relaxing and getting away from work. It could also signal the beginning of an adventure.

The Bryan-College Station, consisting of twin cities Bryan and College Station, area has a low cost of living meaning that the most consumer products and utilities are affordable, therefore an ideal place to live in if you are budget-conscious and were not fortunate enough to retire as a 4 star colonel. It has a mean annual income of $31,730 attributing to all occupations. The unemployment rate is currently 6.9%.

Ninety miles away stands Fort Hood, a commissary and exchange military installment. You can visit the place if you miss your military life. You’ll find a lot of soldiers and local people there to talk to.

College Station is the largest city among the metropolitan areas in the area. The median income per year, per household is $21,180 and as per family, $53,147. In 2008, College Station has a low unemployment rate of 3 to 4%. This is credited to the contributions of Texas A&M University which employs about 16,248, making education the largest employer in the city. However, even with a low figured rate, unemployment is still undeniably a major problem. As to housing, College Station (1999) has a Median asking price for home of $189,875 and median value for a previous house is $199,500. Median property taxes paid is around $2,400. If you want to rent a house or an apartment, note that the median rent asked is $1,005 per month. In College Station, as of 1999, there are more renters than house owners which is the typical composition of a college town.

Next to College Station is the city of Bryan. Like the Texas A&M University, Bryan’s Independent School District comprises one of the largest employers in the city, also making the Education field the number one employer. The City of Bryan has a population of 65,660 as of 2000. The median age is 27.6, with those aged 20 to 34 having the largest portion of the population. Average income (1999) of household amounts to $23,855 and $15,072 for each family. Bryan has a lower asking price for a home amounting to $98,525; the median rent asked is $772. Median property taxes paid is $1,387. Unlike College Station, there are more home owners than renters in Bryan.

For your public transportation needs, the District has public bus transportation for the Bryan/College Station area. Texas A&M Transportation Services are specifically for students, faculty and non-teaching employees of the Texas A&M University. If you have time, you can watch football games of the students. There are two regional airports in Bryan/College Station. The Easterwood Airport has flights to Dallas and Houston. The other one, Coulter Field, is owned by Bryan City. There are also two international airports in the area. George Bush Intercontinental Airport and Austin-Bergstrom International Airport, both less than two hours away from College Station.

There is much more to learn about the College Station/Bryan area according to USAA’s 10 best places to retire for the military. You can learn more about traveling to the area below:
